Our History

 

Homewaters, L.L.C. is the result of a quest that began in 1999 to provide the highest level of service and marketing to individuals in the purchase or sale of waterfront properties. The broker and owner, Chad Brown, began selling real estate out of fly shop where he worked as a salesperson, commercial fly tier, tying instructor, casting instructor, and part time guide. He quickly saw the potential for an agent who had not only solid real estate skills, but an intimate knowledge of the lakes and rivers in a particular area. Since that time, the real estate market has been changing rapidly with a constant increase in internet usage for buyers of real estate and the continuing growth of the second home market.

The first step in focusing our efforts in this direction was the founding of 45th Parallel Realty, L.L.C. in 2003. Chad and two other partners formed 45th Parallel Realty, L.L.C. in order to more precisely service sellers and purchasers of primarily recreational properties. The website was the first in our area that allowed users to retrieve results from multiple mls systems which allowed them access to information over a broad geographic range in one site. The site also provided an unprecedented level of information so purchasers could do their own research before ever contacting our office. Our hope was that, because we provided the most complete and accurate information, that they would contact us when it came time to purchase.

We also began tracking the results of every print ad that we placed. What we found is that the trend in internet usage had made the local papers almost obsolete and our best results in print were from regional or national papers, magazines, and direct mail. While 45th Parallel Realty, L.L.C. was, and is, a great success, we felt that more could be done to even further focus on the recreational market and Homewaters, L.L.C. was the answer.

The main idea behind Homewaters is to place an agent in a specific geographic territory that they are very familiar with. Each and every agent is a passionate fly angler and outdoors person who know the rivers, lakes, and trails of their service area probably better than they know the roads. Combine that experience with strong sales backgrounds and marketing experience and the agents of Homewaters, L.L.C. are absolutely at the top of their game.

In our first year alone, we represented buyers and sellers in the sale of more than $6,000,000 of waterfront property alone, proving that our model can produce results in even the toughest real estate markets.  It’s not often that a first year company makes a strong impression on the industry, but the other brokerages in the area were forced to take notice and we’re already beginning to see copy cat firms trying to sell themselves as waterfront or riverfront specialists.  We worked hard to help many buyers find terrific buying opportunities when they arose.  We also helped our sellers get the highest possible values and best terms in a market where other more traditional firms struggled to stay afloat.

We currently service an area that encompasses nearly every county in The North Central and North Western Lower Peninsula.
