Description

One of downtown Traverse City's most unique and chic mixed-use real estate opportunities! The Box, as it is aptly named (the building was once a cigar box factory) is located on the up-and-coming 8th Street corridor, which the city just completely revamped with $7M worth of improvements. Currently, the main floor of The Box is used as a home & investment property with businesses leasing the lower level (a boutique wellness/fitness company) and the upper level (a work-sharing space for non-profits). There's also a fabulous studio condo above the two car garage, currently used as a short term rental. In between the main building and the detached garage is a beautifully landscaped courtyard with fire-pit and lounge seating. Opportunities abound here... easy to modify the space for new owners with different uses. Keep the main floor as your main residence and enjoy the income from leasing the upper/lower levels and studio condo.. convert the main floor to commercial space (would make a great event space that would likely demand top dollar for corporate events/weddings).

About Boardman

Boardman Neighborhood Info

The Boardman neighborhood sits between State Street on the north edge, and Boardman Lake to the south.  This neighborhood, including homes along Boardman Avenue and Washington Street, preserves some of Traverse City’s oldest and most ornate homes, many in the fanciful Queen Anne style.  The Boardman neighborhood is a primarily residential historic district, with approximately 174 structures, the majority of them well-maintained Victorian wood-frame residences covered with clapboard siding. Structures range from lavish houses built for some of the city's most prominent late 19th-century residents to more modest homes originally owned by small businessmen and lumber company employees.

The Boardman area of Traverse City has the TART trail running through the southern edge of this neighborhood, public boat launch access to Boardman Lake, Traverse Area Community Sailing with programs for kids and teens, and some great neighborhood restaurants, cafés, and more.  Find a great microbrewery experience with Filling Station, located in a former railroad depot built in 1927 along the shores of Boardman Lake.  The building has a storied history, and a gorgeous view to enjoy great beers, fresh salads, and housemade wood-fired pizzas.  See more about the history of the railroad industry in Traverse City and "Ales by the Rails" at the Filling Station building here.

The Eighth Street corridor is set to undergo a major streetscape project during the summer of 2019 to enhance the village-within-the-city feel and foster better walk- and bikeability. Learn more here.
