A Different Kind of Brokerage
From the ground up, HomeWaters is absolutely different that just about any other real estate firm. It seemed logical to us to build a structure that took advantage of the fact that 90+% of buyers are now online and that technology allows for agents to be much more productive away from the office.
We began by building a fully custom website geared mostly toward buyers seeking waterfront and recreational properties throughout Michigan. We realized this was one area where the large national websites fell short and felt we could actually out compete the huge corporations now dominating online real estate searches. We structured the company so we had just one, very qualified agent or broker as our exclusive representative in each geographic area. This allows us to avoid the infighting often rampant in large offices and allowing that agent or broker to become dominant in their region by giving them EVERY buyer or seller lead for their respective area. It's also created a terrific environment of support where our agents share their successes and failures in order to improve each others' businesses.
We work with each agent to develop a specific marketing strategy based on the demographics and market conditions in their local area. We then begin approaching waterfront and recreational sellers in each of their areas through a robust direct mail campaign done at the firm's expense and effort. This includes regular introductory mailers for new service areas and just listed and just sold postcards for each transaction. We built a network of social media reach unmatched in northern Michigan with over 100 pages on Facebook and Google+ and accounts on Pinterest, YouTube, Twitter, and LinkedIn and allow all of our agents and brokers full publishing access. We then provide, at no cost, Hootsuite social media management software to each agent so they can effectively leverage this expansive audience of 1000's of prospective buyers and sellers. All of these efforts and many more have lead to tremendous success in our first few years in business during a time when many brokerages struggled or even failed. Here are just a few examples.
